THIS INDENTURE, made the 12th day of April nineteen hundred and ninety four

paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imithar at Mattituck, Town of Southold, County of Suffolk and State of
New York, being known as lot No. 2 on a certain map entitled, Minor Subdivision
for Robert D. Hamilton, filed in the Office of the Clerk of the County of Suffolk
on 4/22/93 as Map No. 9343, said lot being bounded and described as follows:
BEGINNING at a point on the northerly side of Middle Road (CR 48) , Aaid point
being distant 306.39 feet southwesterly from the corner formed by the intersec—
tion of the northerly side of Middle Road (CR 48) and the westerly side' of West—
phalia Avenue; THENCE from said point of beginning along the northerly side of
Middle Road (CR 48) , the following two courses and distances: 1) along the are of
a curve bearing to the right having a radius of 1799.86 feet a distance of 294.24
feet to a monument; 2) south 34 degrees 48 minutes 43 secondes west, 66.57 feet
to a point and lands how or formerly of Swanson; THENCE Along said lands North
67 degrees 36 minutes 00 seconds west, 161.41 feet to a point and lot 3 on afore—
DISTRICT mentioned map; THENCE along said lot the following two courses and distances:

SECTION 2) North 53 degrees 05 minutes 20 seconds east, 102.94 feet to a point and lands
141.00 now or formerly of Byrnes; THENCE along said lands the following two courses

02.00 1) South 67 degrees 39 minutes 00 seconds east, 22.50 feet;
LOT 2) North 22 degrees 20 minutes 30 seconds east, 159.78 feet to a point;
021 .004 THENCE South 67 degrees 39 minutes 30 seconds east, 246.98 feet to the point or
place of BEGINNING.

BEING AND INTENDED TO BE the same premises as conveyed to the party of the first
part by deed dated 11/1/91 recorded in the Office of the Suffolk County Clerk on
11/27/91 in liber 11377, page 124
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
