WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament, and in consideration of

paid by the party of the second part, does hereby grant and

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Cutchogue, County of Suffolk, State of
New York, bounded and described as follows:
BEGINNING at a point on the southerly side of New Suffolk Avenue, which point
is located at the North West corner of the subject premises and the North
East corner of lot # 1 as shown on a map entitled ?Subdivision map of Downsview"
under file # 5509;
From said point of beginning running South 66 degrees 12 minutes 40 seconds
East 161 .29 feet to land now nr formerly of Henry;
Running Thence South 31 degrees 24 minutes 30 seconds Eatt 192.56 feet to a
point;
Running Thence South 76 degrees 35 minutes 30 seconds West 182.53 feet to a
lot # 5 "Map of Downsview" ;
District Running Thence North 13 degrees 24- minutes 30 seconds West 42.77 feet to lot

Running Thence North 1 degrees 04 minutes 10 seconds West 253. 15 feet to the
Section_ South side of New Suffolk Avenue, the point of BEGINNING.
11F The subject premises is shown and designated as parcel I of a minor subdivision
al8roved by the Southold Town Planning Board on December 16, 1975.
TETHER with all right, title and interest, if any, of the party of the first part in and to.any streets and
Block roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
5 the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.

E. Dean, Deceased.
1.3 AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the. party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
