THIS INDENTURE, made the 30th day of March, 2009

PETER S. GRAY, residing at 32 Harbor North, Amityville, New York, 11701
parties of the first part, and
CAMP M, LLC, residing at 990 Koke Drive, Southold, New York, 11971
parties of the second part
WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the parties of the second part,
does hereby grant and release unto the parties of the second part, the heirs or successors and assigns of the
parties of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Mattituck, in the Town of Southold, County of Suffolk and State of New York, bounded and described
as follows:
BEGINNING at the stone monument on the Southerly side of a certain right of way thirty feet when measured on a
course 70 degrees West, 242 feet from the Northwesterly corner of a certain land conveyed by Leone D. Howell
and Lena F. Howell, his wife, to Bryant S. Conklin by deed dated April 15th, 1926;
THENCE South 4 degrees 1 minute 20 seconds East, 161.44 feet along the Westerly boundary of lands conveyed
by Leone D. Howell and Lena F. Howell, his wife, to Raymond A. Hiller to the high water mark of Great Peconic
Bay;
THENCE along the said high water mark of Great Peconic Bay, South 78 degrees 14 minutes 40 seconds West,
59.14 feet;
THENCE North 3 degrees 40 minutes 30 seconds West, 152.88 feet to the Southerly side of said 30 foot right of
way;
THENCE North 70 degrees 00 minutes East along the Southerly side of said right of way, 60 feet to the point or
place of BEGINNING.
TOGETHER with a right of way over a strip of land thirty (30) feet wide, the Southerly line of which beginning at the
Northwest corner of the land herein described runs on a course North 70 degrees 00 minutes East to the
Northeasterly corner of the land heretofore mentioned as conveyed by Bryant S. Conklin and thence Northward
over another right of way twenty-five (25) feet wide extending from the Southerly side of the first right of way of new
Suffolk Avenue.
SAID PREMISES also being known as and by 3885 Reeves Road, formally known as Camp Mineola Road,
Mattituck, New York, 11952
SAID PREMISES also being known as and by District 1000, Section 123.00, Block 05.00, and Lot 031.000
SAID PREMISES herein are the same as conveyed to the party of the first part by deed dated 3/18/67, recorded in
the Suffolk County Clerk's Office on 3/27/67, in Liber 6130, Page 248.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the parties of the second part, the heirs or successors and assigns of the parties of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word "party" shall be construed as if it read "parties" when ever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
