WITNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or'
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcet of land, with the buildings and improvements thereon erected, situate,
lying and being at Peconic, Town of Southold, Suffolk County, New York, bounded and described as follows:
BEGINNING at a monument set on the easterly line of Bay Avenue at the southwesterly comer of land now or
formerly of Flora S. Luce and the northwesterly corner of land now or formerly of Adam V. Doroski; and
running thence along said land now or formerly of Flora S. Luce North 82 degrees 51 minutes 20 seconds
East, a distance of 150.0 feet to a monument; thence along other land now or formerly of Adam V. Doroski,
two courses, as follows: (1) South 4 degrees 23 minutes 00 seconds East, a distance of 110.0 feet to a stake;
thence (2) South 82 degrees 51 minutes 20 seconds West, a distance of 150.0 feet to a pipe set on the
eastedy line of Bay Avenue; thence along the easterly line of Bay Avenue North 4 degrees 23 minutes 00
seconds West, a distance of 110.0 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to HARRY NORKELUN and HELEN A.
NORKLUN, his wife, by deed made by ADAM V. DOROSKI dated November 4, 1955 and recorded in th.e
Suffolk County Clerk's Office on November 4, 1955 In Liber4010 Page 473.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings and
improvements thereon erected in and to the party of the first part, HARRY NORKELUN, solely for the use and
occupancy of said party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "padies" whenever the sense of this indenture so
requires.
