TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the flint part in and to said premises; TO HAVE AND TO HOLD the promises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost &the improvement before using any part of the total &the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense &this indenture so requires.

ALL that certain tract or parcel of land situate at Cutchogue, Town of Southold, Suffolk
County, New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Oregon Road, the Southeast comer of
land of the party of the first part adjoining land of Vincent Krupski on the East.
RUNNING THENCE along said line five (5) courses and distances as follows:
(1) North 37 degrees 22 minutes 40 seconds West, 479.75 feet;
(2) North 42 degrees 29 minutes 20 seconds West, 260.73 feet;
(3) North 37 degrees 52 minutes 10 seconds West, 1876.23 feet;
(4) North 37 degrees 33 minutes 40 seconds West, 464.26 feet;
(5) South 55 degrees 17 minutes 00 seconds East, 147.75 feet to the point or place of
beginning.
THENCE along said land of the party of the first part, South 55 degrees 17 minutes 00
seconds, West 145.75 feet to land of Garvey;

the ordinary high water mark of Long Island South;
