WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last

release unto the party of the second part, the heirs or successors and assigns of the party of the second part

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York
known and designated as Lot 317 on a certain map entitled "Map of Nassau Point
Club Properties, Inc. . Section C. Amended Map A" and filed in the Office of
the Clerk of the County of Suffolk on 8/16/22 as Map No. 156. Being more
particularly bounded and described according to said map as follows:
BEGINNING on the southerly side of Old Cove Road where intersected by division
line between lots 313 and 317 on said map;
RUNNING THENCE Southerly along said division line, South 31 degrees 10 minutes
East 153 feet to the North side of Lot 316;
THENCE WESTERLY along the North side of Lot 346, South 82 degrees 13 minutes
District 10 seconds West 318.0 feet to Cutchogue Harbor or Horseshoe Cove;
THENCE Northerly along the mean high water line of said Harbor or Cove, along
1000 a tie line bearing North 6 degrees 14 minutes 10 seconds West 66.19 feet to the
South Side of Old Cove Road;
Section THENCE Easterly along the south side of Old Cove Road, the following 2 courses
111 .00 and distances:
1 ) North 71 degrees 08 minutes 10 seconds East 71 .94 feet along a tie line;
Block 2) North 64 degrees 07 minutes East 194.50 feet to the Point or Place of BEGINNIN,

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, exc^pt as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
