Leighton, residing at 15 Long Hill Road, Smithtown, New York, 11787, and Jean Leighton Hill, residing at 5155 N. Leighton, his wife, for and during their natural lives and to the survivor of them for and during his or her natural life; and upon the death of the survivor of them, or upon their deaths in a common disaster, or under circumstances such that it can not be determined which of them survived the other, then to the party of the third part, Robert L. Leighton and Jean Leighton Hill, in fee simple absolute as tenants in common, each with a fifty percent interest ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Mattituck, Town of Southold, County of Suffolk and State of New York, known and designated as all of Lot #22 and part of Lot 23, as shown on a certain map entitled, "Map of Lida Bartley," filed in the Office of the Clerk of the County of Suffolk on July 27, 1922 as Map #770, said lot and part of lot when taken together are more particularly bounded and described as follows: BEGINNING at a point on the northerly side of Rochelle Place, said point being distant 350 feet easterly from the corner formed by the intersection of the easterly side of Bay Ave. with the northerly side of Rochelle Place, said point also being where the division line between lots 21 and 22 on said map intersects the said northerly side of Rochelle Place and from said point of beginning; RUNNING THENCE North 34 degrees 27 minutes 00 seconds West along aforesaid division line between TAX MAP lots 21 and 22, 184.70 feet to land of A. Hanson; RUNNING THENCE North 68 degrees 33 DESIGNATION minutes East along the southerly line of land of A. TOGETHER with all the right, title and interest, if any, to a right of way for access to James Creek over a strip of land 10 feet wide extending from the easterly line of the premises above described in an easterly direction to James Creek, the southerly line of which right of way is an extension in the easterly direction of the southerly line of the premises above described and the northerly line of said right of way is a line parallel to the southerly line and at all points 10 feet distant therefrom measured at right angles. BEING the same premises conveyed to the party of the first part by deed from Carl 11. Distenfeld and Jacquelyn J. Distenfeld, his wife, dated May 14, 1981.
