WITNESSETH. that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
DIST. lying and beingig*@ at Cutchogue, Town of Southold , County of Suffolk and
1000 State of New York, known as Lot No. 24 on a certain map entitled
"Map of Highland Estates" filed in the Office of the Clerk of the
SECT. County of Suffolk on 4/26/77 as Map No . 6537 , said lot being bounded
102 and described as follows :
BLOCK BEGINNING at a point on the westerly side of Bridle Lane, said point
08 being distant 195 feet northerly from the northerly end of a curve
connecting the northerly side of Bridle Court with the westerly side
LOT of Bridle Lane; thence from said point of beginning north 49 degrees
021 37 minutes 25 seconds west , along the division line between lots 22 ,
23 and 24 , 403 . 17 feet to lands now or formerly of Long Island Vine-
yards , Inc . ; thence along said lands north 37 degrees 57 minutes
3 seconds east, 159 . 50 feet to a point ; thence south 49 degrees 37
minutes 25 seconds east , along the division line between lot 24 and
25 on aforementioned map, 350.44 feet to the westerly side of Bridle
Lane; thence along the westerly side of Bridle Lane the following
two courses and distances : ( 1 ) South 19 degrees 53 minutes 10 seconds
west , 162 . 73 feet; and ( 2 ) along the arc of a curve bearing to the
right having a radius of 361 .72 feet a distance of 7 . 36 feet to the
point or place of beginning.
Being and intended to be the same premises conveyed to the party
of the first part herein by deed dated June 19 , 1987 recorded
July 17, 1987 in Liber 10367 cp. . 508 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heiri or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
r. any other purpose.
