Suffolk Coun WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the "Town of Southold, County of Suffolk and State of New York, known
and designated as Lot 5 on a certain map entitled "Map of Sebastian's Cove, Section
Two at Mattituck, Town of Southold, N.Y." and filed in the Suffolk County Clerk's Office
on November 30, 1984 as Map No. 7807, and t on said

BEGINNING at a point on the easterly side of Sebastian Cove Road distant 339.91 feet
northerly from the northerly end of an arc of a curve bearing to the right connecting
the easterly side of Sebastian Cove Road with the northerly side of Mill Road;
RUNNING THENCE along the easterly side of Sebastian Cove Road the following courses
and distances:
1. North 17 degrees 44 minutes 40 seconds East a distance of 7.16 feet;
Z. Northerly along an arc of a curve bearing to the left and having a radius of 319.11
feet a distance of 166.14 feet.
THENCE North 77 degrees 54 minutes 50 seconds East, 200.00 feet to the land now
or formerly of Joseph F. Krupski & others;
THENCE along the westerly side of said ]and, South 1Z degrees 05 minutes 10 seconds
East, 208.45 feet to land now or formerly of Twin Fork Fence & Siding, Inc.;
THENCE along the northerly side of said land, Twin Fork Fence & Siding, Inc., the
following two courses and distances:
1. South 77 degrees 54 minutes 50 seconds West, 170.00 feet;
2. North 72 degrees 15 minutes 20 seconds West 87.43 feet to the easterly side of
Sebastian Cove Road, the point or place of BEGINNING.
-ASaid premises being known as 360 Sebastian Cove Road, Mattituck, New York.
Said grantors herein being the same as the grantees in deed dated September 16th, 1987,
recorded October 20th, 1987 in Liber 10447 page 531.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
