party of the first part, and GREGORY J. McCOY and CHRISTINA MEHLHOP-McCOY, his wife,
both residing at 231 Fair Harbor Road, Patchogue, New York 11772,
party of the second part.
WITNESSETH, that the party of the first part, in consideration of One Dollar,

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs, or

"Map of Farmveu Associates", filed in the Suffolk County Clerk's Office

03.00 TOGETHER with an easement of ingress and egress by vehicle or on foot in and to
any streets or roads as shown on the filed map; RESERVINGto the party of the
LOT irst part, its successors or assigns the fee of all land lying in the bed of any
008.009 and all such streets and roads; and FURTHER RESERVING the right to convey the
fee title to said streets and roads together with natural drainage areas shown
on the filed map to the Town of Southold or any other municipal authority,
without the consent of any lot owner, mortgagee or any other party, at
which time the easement of ingress and egress shall be automatically extinguished.
AND TOGETHER with the benefits and SUBJECT to the burdens, covenants, restrictions,
by-laws, rules, regulations and easements, all as set forth in the Amendment
to Declaration (setting forth Covenants, Restrictions, Easements, Charges and
Liens) made by the party of the first part, dated June 7, 1993, and recorded
in the Office of the Clerk of the County of Suffolk on the 8th day of July,1993,
in Liber 11635 of Conveyances at Page 684 and other covenants, restrictions,
easements and rights-of-way of record.
Said Lot No. 7 being more particularly bounded and described as
follows ;
Beginning at a point on the northerly side of Harvest Lane distant
135 . 00 feet easterly from the extreme easterly .end of an arc con-
necting the easterly side of Aldrich Lane and the northerly side
Harvest Lane, said point of beginning also being the division line
between Lot No. 7 and a drainage area shown on said filed map.
Running thence along said division line north 19 degrees 40 minutes
