BEING AND INTENDED to benthe same premises conveyed to Timothy T.
Steele and Jeanne F. Steele by deed from Nina A. Stevens, deed
dated 6/14/95, recorded 6/27/95 in Liber 11730: cp 779 .
TO HAVE AND TO HOLD the said Development Rights in the premises
herein vranted unto the party of the second part, its successors
and assigns, forever;
AND the party of the first part covenants that'. the party of the
first part has not done or suffered anything. whereby the said
premises have been encumbered in any way whatever, except as
aforesaid. The party of the first part, as a covenant running
with the land in perpetuity, further covenants and agrees for,,the
party of the first part, and the heirs, legal representatives,
successors and assigns of the party of the first part, to use of
the premises 'on and after the 'date of this instrument solely for
the purpose of agricultural production.
The development rights conveyed herein are subject to the further
terms and provisions as set forth in a certain contract of sale
between the parties hereto dated January 20, 1998 as the same is
recorded in the office of the Suffolk County Clerk on February 2,
1998 in Liber 11875 cp 938, portions of which as contained herein

ALL that certain plot, piece, or parcel of land, situate, lying and being at Oregon,
North of Cutchogue, in the Town of Southold, County of Suffolk and State of New York
being bounded and described as follows:
BEGINNING at a point on the northerly side of Oregon Road, distant South 57 degrees 43
minutes 40 seconds West, 199.32 feet as measured along same from the southwesterly
corner of land now or formerly of Joseph R. Swiatocha;
RUNNING THENCE South 57 degrees 43 minutes 40. seconds West, along the northerly line of
Oregon Road, 166.87 feet;
THENCE South 43 degrees 15 minutes 50 seconds West, still along the northerly line of
Oregon Road, 109.73 feet to the easterly line of a twenty-five (25) foot right of way;
THENCE along the easterly side of said right of way, North 48 degrees 44 minutes 00
seconds West, 1434.33 feet;
THENCE North 69 degrees 56 minutes 25 seconds East, 51.50 feet;
THENCE South 79 degrees 03 minutes 35 seconds East, 265.00 feet;

of the latter into not more than two (2) residential lots, their successors and
assigns, over the following Right of Way;
BEGINNING at a point on the northwesterly side of Oregon Road where the same is
intersected by the northeasterly line of land now or formerly of Joseph Hannabury;
RUNNING THENCE along said northeasterly line of land now or formerly of Joseph
Hannabury and land now or formerly of Nina A. Stevens, North 48 degrees 44 minutes 00
seconds West, 1447.13 feet;
THENCE North 69 degrees 56 minutes 25 seconds East, 28.50 feet to the premises being
conveyed herein;
