ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iwdtec at Nassau Point, Suffolk County, Town of Southold, known
and designated as Lot Number Eight-six (86) on a certain map entitled
"Map of Proposed Subdivision, Section B, Nassau point Club Properties,
Inc. , Suffolk County, New York" , surveyed June 7, 1919, by Wallace H.
Halsey, C.E. , and filed in the office of the Clerk of Suffolk County,
October 4, 1919, and Map No. 745, also shown by same lot number on
"Amended Map A" filed August 16, 1922 as Map No. 156, said lot accord-
ing to said map being bounded and described as follows:
BEGINNING at a point on the westerly side of Nassau Point Road, said
point of beginning being the division line between lots 85 and 86 on
aforesaid map;
RUNNING THENCE south 54 degrees 43 minutes 00 seconds west and along
said division line a distance of 387,27 feet to the present ordinary
TAX MAP high water line of Great Peconic Bay;
DESIGNATION THENCE north 39 degrees 06 minutes 17 seconds west and along the
D,,t. 1000 present ordinary high water line of Great Peconic Bay a distance of
100 .27 feet to the division line between lots 86 and 87 on the afore-
seo. 119 said map;
THENCE north 54 degrees 43 minutes 00 seconds east and along said
1311. 01.00 division line a distance of 373 . 73 feet to a point on the westerly
side of Nassau Point Road;

westerly side of Nassau Point Road a distance of 102.07 feet to the
point or place of BEGINNING.
"TOGETHER with all the right, title and interest of the herein named
SELLERS part of, in and to the land under water in Great Peconic Bay
abutting said premises.
SUBJECT to a 15 foot right of way as set forth in Liber 1028 cp 504.
SUBJECT to the following:
The rights of the United States to erect or relocate its bulkhead
lines in Peconic Bay.
Riparian rights of others in and to Peconic Bay adjoining the -
premises herein described.
No portion of the insured premises lying below the high water mark
of Peconic Bay is to be insured.
