" surveyed February 6, 1931 by Otto W. 4'an Tuyl, Surveyor, and filed in the Suffolk County Clerk's Office on April 15, 1931 as Map No. 786. PARCEL I Lot No. 13, and that portion of Lot No. 14 on said map, bounded and described as follows: BEGINNING at a point on the Southwesterly line of Haywaters Road marking the division line between Lots No. 13 and 14 on said map; running thence Southwesterly along said division line 185 feet, more or less, to the ordinary high water mark of Cutchogue Harbor; running thence through Lot No. 14, North 38 degrees 43 ' East 185 feet, more or less, to the Southwesterly line of Haywaters road; running thence along the Southwesterly line of Haywaters Road, South 48 degrees 00 ' East 21.40 feet to the point or place of BEGINNING. TOGETHER with all the right, title and interest of the party of the first part, of, in and to land below the high water mark and under the waters of Cutchogue Harbor adjacent to said premises. PARCEL II That part of Lot No. 22 on said map, bounded and described as follows: BEGINNING at a point on the Northeasterly line of Haywaters Road South 48 degrees 00 ' East 25 feet as measured along the Northeasterly line of Haywaters Road from the division line between Lot Nos. 21 and 22 on said map; running thence along land of Perrone, North 30 degrees 00 ' East 20 feet, more or less, to ordinary high water mark of Haywaters Cove; running thence Southeasterly along said high water mark of Haywaters Cove, 25 feet more or less; running thence South 30 degrees 00 ' West 40 feet, more or less, to the Northeasterly line of Haywaters Road; running thence along said Northeasterly line of Haywaters Road, North 48 degrees 00 ' West 25 feet to the point or place of BEGINNING. TOGETHER with the right to maintain one water connection and subject to the obligations thereto as contained in Agreement dated May 19, 1967 between former Grantor, Herman W. Johnston, and Francis S. and Priscilla Perrone and recorded in Suffolk County Clerk 's Office in Liber 6156, Page26; BEINC the saire Premises conveyed to Grantors by William F. and Allysse E. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
