party of the first part, and ANDREW J. CIUPRYK and MARY H. CIUPRYK, his wife, both
residing at 2200 Westphalia Road, Mattituck, New York 11952
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or paxel of land, .vitt: the buildings and irnprovemcnts thereon erected, situate,
lying and being i9RfU at Mattituck, Town of Southold, County of Suffolk and State of
New York, more particularly bounded and described as follows:
BEGINNING at a monument set in the southerly side of Hill Street distant 295.81
feet westerly when measured on a bearing of South 47 degrees 08 minutes 40 seconds
West along the southerly side of Hill Street from the corner formed by the
intersection of the southerly side of Hill Street with the westerly side of Marys
Road;
RUNNING THENCE South 19 degrees 23 minutes 10 seconds East 186.88 feet to a
monument and land now or formerly of Lupton;
THENCE South 74 degrees 22 minutes 00 seconds West along said last mentioned land
91.78 feet to a monument and land of the American Legion;
THENCE North 19 degrees 23 minutes 10 seconds West along said last mentioned land
140.75 feet to a monument and the southerly side of Hill Street;
THENCE along the southerly side of Hill Street the following two courses and
distances:
1) North 45 degrees 52 minutes 30 seconds East 14.84 feet to a monument;
2) North 47 degrees 08 minutes 40 seconds East 85.16 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated August 14, 1989 and recorded in the Suffolk County Clerk's Office on
October 18, 1989 in Liber 10950 Page 222.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AN ;tholparty of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
