party of the first part,and
JOHN PIZZOLLA and LINDA PIZZOLLA, his wife, residing at

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being XHX at Nassau Point , or Little Hog Neck, Suffolk County,
State of New York and known and designated as Lot 150 , on map
entitled, "Amended Map A of Nassau Point , owned by Nassau Point
Club Properties, Inc. , situate in the Town of Southold, Long
Island, New York" surveyed June 28 , 1922 by Otto W. Van Tuyl , C.E.
and L. S . , Greenport , New York and filed in the Office of the Clerk
of Suffolk County, New York, August 16, 1922 File No . 156, said
lot being more particulary bounded and described as follows :
BEGINNING at the corner formed by the intersection of the westerly
side of Nassau Point Road and the southerly side of Carpenter Road;
RUNNING THENCE South 20 degrees 10 minutes 30 seconds East , a tie
line along the westerly side of Nassau Point Road, 96 . 67 feet ;
THENCE North 78 degrees 36 minutes 20 seconds West , 296 . 23 feet ;
THENCE North 11 degrees 23 minutes 40 seconds West , 14 .00 feet to
the southerly side of Carpenter Road;
THENCE North 62 degrees 27 minutes 00 seconds East , a tie line
along the southerly side of Carpenter Road, 293. 05 feet tothe
point or place of BEGINNING.
BEING AND INTENDED TO BE THE SAME PREMISES conveyed to the party
of the first part by deed dated August 26 , 1983 , recorded
September 15, 1983 in liber 9425 page 357.
SAID PREMISES being also known as 4800 Nassau Point Road,
Cutchogue , New York 11935
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture 5o requires.'
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
