Wec9ler 21 10 805 3rd Avenue New York, N.Y. 10022 party of the second part, th'ITNESSETH, that the party of the first part, in consideration of L 't dollars paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors and as igns of th= r?2rty of the second Dart forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being Mattituck, Town of Southold, County of Suffolk, State of New York, known and designated as Lot No. 7 on a certain map entitled "Map of Jackson's Landing which said map was filed in the Suffolk County Clerk's Office on March 28, 1969 as Map #5280, more particularly bounded and described according to said map as follows: BEGINNING at a point on the southerly side of Jackson's Landing where the same is intersected by the division line of Lots 6 and 7 on said map; RUNNING THENCE on a curve to the right and along the southerly side of Jackson's Landing on a curve having a radius of 750.0 feet and an arc of 00.0 feet to a point; THENCE continuing and still along the said southerly line of Jackson's Landing North 88 degrees 34 minutes 40 seconds East 20.0 feet to a point; THENCE South 1 degree 25 minutes 20 seconds East along the easterly line of Lot 7 and a reserved strip on said map a distance of 217.0 feet to a point on the west branch of Mattituck Creek; THENCE North 84 degrees 15 minutes 30 seconds west along the high water mark line as shown on the filed map 123.25 feet; THENCE North 4 degrees 47 minutes 30 seconds East and along the division line between Lots 6 and 7 on said map a- distance of 207.10 feet to a monument set on the southerly line of Jacksorr's Landing at the point or place of BEGINNING. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
