RUNNING THENCE along the Southerly side of West Road, North 68 degrees 40 minutes 10 seconds East 53.35

RUNNING THENCE along land last mentioned the following three (3) courses and distances, to wit:
1) South 28 degrees 27 minutes 50 seconds East 46.83 feet;

the estate which the said decedent had at the time of the decedent's death in said premises, and also the estate therein,
which the party of the first part has or has power to convey or dispose of, whether individually, or by virtue of said will
