THIS CONVEYANCE IS SUBJECT TO a certain mortgage in the principal amount of FOUR HUNDRED THOUSAND and 00/100 ($400 , 000 . 00) DOLLARS made by James Duffy, Jr. , as mortgagor and Walter Gatz and Marilyn Getz, his wife, as mortqagees, which mortgage is dated the 28th day of December, 1990 and was recorded in the Office of the Clerk of the County of Suffolk on the 4th day of January, 1991 in Liber 16514 at page 512. There is now due and owing on said mortgage the principal sum of FOUR HUNDRED THOUSAND and 00/100 ($400 , 000. 00) DOLLARS; and THIS CONVEYANCE IS SUBJECT TO a certain mortgage in the principal amount of SIXTY THOUSAND ($60, 000 . 00) DOLLARS made by James Duffy, Jr. , as mortgagor and Janet L.
