State of New York, known and described as Lot 119 and the sly half
of Lot 1110 , as shown and designated on a certain map entitled "Map
of Subdivision for Mattituck Estates , Inc . , Mattituck , Town of
( Southold, Suffolk County, May 5 , 1965 , July 19 , 1965 , Alden W. Young,
P. E . & L. S . , N. Y. S . Lic . 1112845 , Riverhead, N.Y. and filed in the
Office of the Clerk of Suffolk County on September 8 , 1965 under
File 114453 which lot and part of tot takentogether are more
particularly bounded and described as follows :
Beginning at a monument on the northwesterly side of Azalea Road ,
distant northeasterly 100 . 00 feet- from the extreme easterly end of
the arc of a curve connecting the northeasterly side of Cardinal Driv
with the northwesterly side of Azalea Road , running thence North 42
degrees 56 minutes 00 seconds west 225 . 00 feet to a monument , thence
North 47 degrees 04 minutes 00 seconds east 100 feet to a monument ,
thence North 4 degrees 37 minutes 10 seconds east 65 . 62 feet to a
monument , thence South 43 degrees 16 minutes 10 seconds east 269 . 30
feet to a monument on the northwesterly side of Azalea Road, thence
South 47 degrees 04 minutes 00 seconds west along the northwesterly
side of Azalea Road 150 . 00 feet to the point or place of beginning .
Reserving, however, to the Party of the first part the right
to the use and occupancy of the above-described premises for and
during the natural lifetime of the Party of the first part , it
being the intent of the Party of the first part to reserve unto
herself a life estate in the premises for her life use and
occupancy.

Subject further to a special power of appointment hereby
reserved by the Party of the first part, exercisable as often as
sYe may choose, to change the remainderman as follows :
To or among any one or more members of a class consisting of the
Party of the First Part' s issue, in any degree, whether presently
living or born hereafter; in such proportions and amounts, without
regard to equality, outright or in further trust, as the Party of
the first part may direct and appoint during her lifetime by a
properly written and acknowledged instrument, recorded prior to
death, making specific reference to this power of appointment . No
exercise of this power shall be deemed to release the Party of the
first part' s life estate unless such a release is explicitly made .
The exercise. of this power shall not exhaust it and the deed
recorded last shall control as to any ambiguities or
inconsistencies . In the event no such instrument is recorded
during the lifetime of the Party of the first part, then the Party
of the first part shall be deemed to have waived this power, and
the power reserved herein shall thereupon have no further force or
effect and shall be deemed null and void for all purposes . The
exercise or waiver of this power shall be binding upon the heirs,
Party of the first part . The Party of the first part may not
appoint herself, her -estate , her creditors, or the creditors of
her estate, under any circumstances .
