RYAN residing at 80-12 Penelope Avenue, Middle Village, New York, S 3 as surviving t�tL�gt b the entirety. - W®HKiT BLOCK LOT 10 ED ED ® EM, EG 0 12 17 21 20 party of the first part, and HELEN PHILLIPPOU residing at 25-46 33rd Street, Astoria, New York party of the second part, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Mattituck, Town of Southold, County of, Suffolk and State of New York known and described as lot #145, Block 11 on a certain map entitled, "Map of Captain Kidd Estates" and filed in the Office of the Clerk of the County of Suffolk on January 19, 1949 as Map #1672 which said lot, according to said map is bounded and described as follows: BEGINNING at a point on the northerly side of Captain Kidd Drive distant 75 feet westerly from the extreme southerly end of a curve connecting the westerly side of /Inlet Drive and the northerly side of Captain Kidd Drive; " RUNNING THENCE north 86 degrees 30 minutes. west along the northerly side of Captain Kidd Drive 100 feet; THENCE north 3 degrees 59 minutes 30 seconds east 120 feet; THENCE south 86 degrees 30 minutes east 100 feet; DISC THENCE south 3 degrees 59 minutes 30 seconds west 120 feet to' the northerly side of Captain Kidd Drive, to the point or place of beginning. Ryan, the grantor,.,hereiq; is the surviving tenant of the tenancy by the entirety with Frank J. Ryan, (deceased. 1/7/87, /0 Queens), created by deed dated 7/24/67 and recorded 7/27/67 in Liber 6192 page 404. 0� 107— TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
