Moore, Esq. on behalf of PATRICIA & THOMAS NADHERNY request a Wetland Permit to construct a second- floor addition over the existing dwelling, renovate the first floor, and install new windows and siding. Located: 1025 Pine Neck Rd., Southold. SCTM#70-5-34 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is our recommendation that the proposed action is CONSISTENT with LWRP policy standards and therefore is CONSISTENT with the LWRP. If the action is approved the following best management practices (BMP's) are recommended: Require that the existing cesspools (sanitary system) when abandoned are cleaned and filled with clean sand. Hay bales to be installed seaward of the existing cesspools (sanitary system) to be abandoned. The BMP's recommended above will further advance Polic 5 rotect and im rove wa~ in the Town Southold. Figure #1 Existing 1% story residence. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. LWRP CONSISTENCY ASSESSME A. This assessment is supplement other information used by a Town of Southold agency determination of consistency. *Except minor exempt actions Building Permits and other ministerial permits not located within Coastal Erosion Hazard Area. 2. Foster a pattern of development in the Town of Southold that enhances community character, preserves open space, makes efficient use of infrastructure, makes beneficial use of a coastal location, and minimizes adverse effects of development. See LWRP Section III - Policies; Page 2 for evaluation criteria. Yes X No Not Applicable Property is developed with a single family residence, the owner wishes to relocate and retire and the first floor is to be renovated and bedrooms relocated to second floor. Existing sanitary is only 10 feet from wetlands and the sanitary will be abandoned and new sanitary located in the front yard. Adjacent wetlands are protected with a natural landscape buffer.
