WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, .with the buildings and impioveulents thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York known and
designated as Lot 2 on a certain map entitled "Map of Greenbriar Acres", and filed in the Office of the
Clerk of the County of Suffolk on 10/7/77 as Map No. 6609, which said lot being more particularly
bounded and described as follows:
Beginning at a point on the northeasterly side of Elijahs Lane distant 150.00 feet northwesterly as
measured along the northeasterly side of Elijahs Lane from the corner formed by the intersection of the
northeasterly side of Elijahs Lane with the northerly side of Main Road (NYS Route 25);
/ Running thence from said point or place of beginning along the northeasterly side of Elijahs Lane north
25 degrees, 11 minutes, 20 seconds west 187.80 feet to the division line between Lots 2 and 3 on the
aforesaid map;
Thence along said last mentioned division line north 64 degrees, 48 minutes, 40 seconds east 213.00 feet
to land now or formerly of Hugh J. Leahy and Judith C. Leahy;
Thence along said last mentioned land south 25 degrees, 11 minutes, 20 seconds east 187.80 feet to the
land now or formerly of Edward Sandberg;
Thence along said last mentioned land south 64 degrees, 48 minutes, 40 seconds west 213.00 feet to the
northeasterly side of Elijahs Lane at the point or place of beginning.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
TAX MAP premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
DESIGNATION second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
$eC. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
alk. as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
