ALL that certain plot, piece or parcel of land, wilt the buildings and improvements (hereon erected, siluale, lying and
beinginthe Town of Southold, County of Suffolk, and State of New York, described as
follows: Parcel containing 10.523 acres of land, more or less, situate at Nassau
Point or Little Hog Neck, Suffolk County, New York known and designated as Plot A
on a certain map entitled "Map of Proposed Subdivision, Section B, Nassau Point
Club Properties, Inc. , situate on Nassau Point, Suffolk County, N.Y. , surveyed by
Wallace H. Halsey, C.E. , Southampton, N.Y. June 1919" and filed in the Office of
the Clerk of the County of Suffolk at Riverhead, New York. TOGETHER with all the
right, title, and interest of the party of the first part in and to land under the
waters of Great Peconic Bay and Little Peconic Bay abutting said premises. TOGETHEF
with all right, title, and interest, if any, of, in, and to any streets and roads
abutting the above-described premises to the center lines thereof.
EXCLUDING THEREFROM:
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being tieoAm at Cutchogue, Town of Southold, County of Suffolk and State of
New York.
BEGINNING at a point at the ordinary highwater mark of Little Peconic Bay, said
point of beginning being the southerly corner of Lot No. 82B as shown on amended
Map A of Nassau Point and Map of Section B of Nassau Point, Map Nos. 156 and 745,
respectively, and from said point of beginning running on a tie line along the
highwater mark of Little Peconic Bay South 7 degrees .18 minutes 30 seconds East,
389.51 feet to a point; thence South 78 degrees 42 minutes 10 seconds West, 146.44
feet to a point; thence South 54 degrees 43 minutes 00 seconds West, 211.95 feet
to the highwater mark of Great Peconic Bay; thence in a northerly direction along
the highwater mark of Great Peconic Bay approximately 300 feet more or less to
the intersection of the southerly line of Lot No. 83A with the highwater mark of
Great Peconic Bay as shown on amended Map A of Nassau Point and Map of Section 8
of Nassau Point, Map Nos. 156 and 745, respectively;
RUNNING THENCE along the southerly line of Lot No. 83A North 54 degrees 43 minutes
00 seconds East, 289.43 feet more or less to a monument; thence North 71 degrees
34 minutes 36 seconds East, 25.06 feet to a monument; thence along the southerly
line of Lot No. 82B North 78 degrees 42 minutes 10 seconds East, 187 feet more or
less to the highwater mark of Little Peconic Bay and the point or place of
BEGINNING.
BEING AND INTENDED TO BE a portion of the premises described in a Deed to the
party of the first part dated January 11 , 1982 and recorded in the Office of
the Clerk of the County of Suffolk on February 8 , 1982 in Liber 9140, Page 425.
The premises conveyed herein are not located in an agricultural district, and
same are num il.-wholly by the Transferor herein.,
