The proposed action is located on County Route 48, a designated New York Scenic Byway.
This site plan is for the proposed construction of a 6,000 sq. ft agricultural farm machine storage
building on a 4.8 acre parcel in the A-C zone located approximately 356' west of the intersection
of County Road 48 and Wickham Avenue on the north side of County Road 48 in Mattituck,
SCTM# 1000-108.-1-2.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
To~vn of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, the proposed action is CONSISTENT with the LWRP.
Pursuant to Chapter 268, the Planning Board shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.

The Planning Board refers this new site plan application to you for your review, comments, and
certification, if applicable. Enclosed please find a copy of the site plan application for your
review.
This site plan is for the proposed construction of a 6,000 sq. fl new agricultural farm machine
storage building on a 4.8 acre parcel in the A-C zone located approximately 356' west of the
intersection of County Road 48 and Wickham Avenue on the north side of County Road 48 in
Mattituck. The equipment storage barn is to serve a farm operation with approximately 270 acres
in active cultivation at this time.

LWRP CONSISTENCY ASSESSMENT FORM
A. INSTRUCTIONS
All applicants for permits* including Town of Southold agencies, shall complete this CC.&F for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review La;~'. This
assessment is intended to supplement other information used by a Town of Southold agmcy ill
making a determination of consistency. *Except minor exempt actions including Building ?ermits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
Before answering the questions in Section C, the preparer of this form shonht review the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Program. A proposed action will be evahiated as to its significan!
beneficial and adverse effects upon the coastal area (which includes all of Southold Tovm).
If any question in Section C on this form is answered "yes" or "no", then the proposed action will
affect the achievement of the LWRP policy standards and conditions contained in the consistency
review law. Thus, each answer must be explained in detail, listing both supporting and non-
supporting facts. If an action cannot be certified as consistent with the LWRP policy standards and
conditions, it shall not be undertaken.
A copy of the LWRP is available in the following places: online at the Tow ~ of Southold's wcbsite
(southoldtown.northfork.net), the Board of Trustees Office, the Planning Department, alt local
