Proposed Site Plan for Owen Construction Offices
Location: N/e comer of Depot Lane and NYS Route 25, in Cutchogue.
SCTM#102.-2-12. 5 Zoning District: R-80
This proposed site plan is for the conversion of an existing dwelling to professional offices on a
20,224.28 sq. ft. parcel in the RO Zoning District.
The parcel is located directly north of State Route 25, a designated New York State Scenic
Byway.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided to this department, as well as the records
available to me, it is my recommendation that the proposed action is CONSISTENT with the
Policy Standards and therefore is CONSISTENT with the LWRP provided the following
recommendations are implemented on the proposed residential lots:
To further Policy 3. Enhance visual quality and protect scenic resources throughout the Town of
Southold
E. Preserve existing, vegetation and establish new indigenous vegetation to enhance
scenic quality:
1. Preserve existing vegetation which contributes to the scenic quality of the
landscape, and
4. Restore or add indigenous vegetative cover that presents a natural
appearance.
It is recommended that the Board require the following through covenants and restrictions:
1. Retain all existing trees greater than 6" diameter breast height on the property.
2. Require that indigenous street trees be installed along Depot Lane and State Route
25 (where practical).
3. Require the use of indigenous vegetative species in landscaping.
To further policy 5.1. Prohibit direct or indirect discharges that would cause or contribute to
contravention of water quality standards; and
5.5. Protect and conserve the quality and quantity of potable water.
A. Prevent contamination of potable waters by limiting discharges of pollutants
to maintain water quality according to water quality classification, and limiting,
discouraging or prohibiting land use practices that are likely to contribute to
contravention of surface and groundwater quality classifications for potable
water supplies; and
It is recommended that the Board require the following through covenants and restrictions:
1. Prohibit the use of synthetic herbicides, pesticides and fertilizers on the parcel.
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.
