This site plan is for the proposed new construction of 3,938 sq. ft. of first floor retail, 3,938 sq. ft. of
basement storage and 3,000 sq. fl. of attic storage with 26 parking spaces provided on a 20,002 sq. ft.
parcel in the HB Zone located approximately 769' w/o Boisseau Avenue, on the n/s/o NYS Road 25,
known as 54795 Main Road, in Southold, SCTM#1000-62-1-3;
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based
upon the information provided on the LWRP Consistency Assessment Form submitted to this department
as well as the records available to me, it is my determination that the proposed action is CONSISTENT
with the Policy Standards and therefore is CONSISTENT with the LWRP. To further policy 3.1
Enhance visual quality and protect scenic resources throughout tlne Town of Southold, it is recommended
that the Board apply the following sub-policies to the greatest extent practicable:

Use appropriate siting, scales, forms, and materials to e~sure t/rat structures are
compatible with and add bgerest to existing scenic comt~oneuts.
Other than the perimeter buffer located on the eastern property line, and the "el ump river birch
trees" (specifications unidentified) drawimz S-I dated January 16, 2008, indicates that no
vegetation is proposed to be located against the building. It is recommended that vegetation be
integrated against the building to "br eak~ _up" the scale of the building.
Pursuant to Chapter 268, thc Planning Board shall consider this recommendation in preparing its xxrlttcn
determination regarding tine consistency of lhe proposed action.

State Environmental Quality Review
FULL ENVIRONMENTAL ASSESSMENT FORM
Purpose: The full EAF is designed to help applicants and agencies determine, in an orderly manner, whether a project or action may
be significant. The question of whether an action ma'/be significant is not always easy to answer. Frequently, there are aspects of
a project that are subjective or unmeasurable. It is also understood that those who determine significance may have little or no formal
knowledge of the environment or may not be technically expert in environmental analysis. In addition, many who have knowledge
in one particular area may not be aware of the broader concerns affecting the question of significance.
The fu~l EAF is intended to provide a method whereby applicants and agencies can be assured that the determination process
has been orderly, comprehensive in nature, yet flexible enough to allow introduction of information to fit a project or action.
Full EAF Componente: The full EAF is comprised of three parts:
Pert 1: Provides objective data and information about a given project and its site. By identifying basic project data, it assists
a reviewer in the analysis that takes place in Parts 2 and 3.
Part 2: Focuses on identifying the range of possible impacts that may occur from a project or action. ~t provides guidance
as to whether an impact is likely to be considered small to moderate or whether it is a potentially-large impact. The
form also identifies whether an impact can be mitigated or reduced.
Part 3: If any impact in Part 2 is identified as potentially-large, then Part 3 is used to evaluate whether or not the impact is
actually important.
