parties of the second part,
WITNESSETH, that the party of the first part, in consideration
of ten dollars and other valuable consideration paid by the second
part, does hereby grant and release unto the parties of the second
part, the heirs or successors and assigns of the parties of the
second part forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being in the Village of Mattituck, Town of Southold, County of
Suffolk, State of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the southwesterly line of
a private road known as Cresent Way at the southeasterly corner of
land conveyed to Quinan by correction deed and running thence along
said southwesterly line of Cresent Way, South 64 degrees 27 minutes
. ,gyp East, 55.28 feet to a concrete monument; thence along land of
MacDonald South 30 degrees 34 minutes West, 210 feet, more or less
to the shore of Laurel Lake; thence westerly along the shore of
Laurel Lake about 140 feet to said land conveyed to Quinan; thence
Ok, along land last described North 43 degrees 54 minutes East, 285
feet more or less to the point of BEGINNING.
:9A TOGETHER with a right of way from the northeasterly corner of the
premises northerly, then easterly, then northeasterly and then
northerly to Sound Avenue. Also a right of way from the
northeasterly corner of the premises southeasterly, then easterly
then northerly to the first described right of way.
SUBJECT to any state of facts which an accurate survey might show.
SUBJECT to covenants, restrictions, reservations, easements, and
agreements of record affecting the foregoing described premises.
SUBJECT to zoning restrictions and ordinances adopted by any
municipality, town, village or other governmental authority.
BEING AND INTENDED TO BE the same premises conveyed to the grantor
by deed dated October 15, 1965 and recorded in the Suffolk County
Clerk's Office on December 20, 1965 in Liber 5880, Page 344.
The above premises is not encumbered by a credit line mortgage.
TOGETHER with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the
