Catherine Mesiano, Inc. on behalf of MICHAEL & HEATHER GILL requests a
Wetland Permit to construct a second-story addition; one-story garage addition; re-
construct existing deck; abandon existing cesspools and install new conforming septic
system. Located: 1325 Lupton's Point Rd., Mattituck. SCTM#115-11-9
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review
of the Town of Southold Town Code m~d the Local Waterfront Revitalization Program
(LWRP) Policy Standards. Based upon the information provided on the LWRP
Consistency Assessment Form submitted to this department, as well as the records
available to me, it is my recommendation that the proposed action is CONSISTENT
with the denoted following Policy Standards and therefore is CONSISTENT with
the LWRP.
In the event that the action is approved, the following best management practices
(BMP's) are recommended:
1. Require a minimum 25 foot non-disturbance, vegetated buffer between the
wetland areas and the residential structure.
2. Require the installation of gutters, leaders and drywells to control stormwater.
3. Prohibit the used of synthetic fertilizers and herbicides capable of degrading
ground and surface water quality.
The BMP's will further Policies 5 Protect and improve water quality in the Town of Southold and 6.3 Protect
and restore tidal and freshwater wetlands.
Pursuant to Chapter 268, the Boards shall consider this recommendation in preparing its written determination
regarding the consistency of the proposed action.
