Kassner Site Plan Reviewer Planning Board Town of Southold Town Hall Main Street Southold, New York Re: Tax Map 1000-75-5-1 Dear Mr. Kassner: As we discussed last week, my husband and I are interested in buying the above referenced property, planting grapes and starting a winery. We are concerned that there might be local regulations prohibiting us from opening a tasting room at some point because the property is located across the street from an elementary school. We have researched state law on this topic and have been advised that so long as the tasting room door is 200 feet from the door of the school, we will not be in violation of state law. You explained last week that the property is zoned as R-80 property, so that zoning laws would permit our intended use of the property, i.e. as a farm, vineyard and winery business. You suggested that I contact you in writing to request a determination if there were any other local regulations or ordinances that would prohibit us from operating a winery and tasting room due to the presence of a school nearby.
