Ward, Chairman Town Planning Board TOWN OF SOUTHOLD Town Hall, Main Road Southold NY 11971 Dear Mr. Ward: Re: Pronertv 1000-75-5-13 I am considering buying the above piece of property located on Main Road in Peconic. I stopped by Town Hall last week to ensure it being correctly offered as Zoned B, General Business District. Your building department confirmed, that it is and that my business, which consists of a small workshop with some retail, weuld conform. However, before becoming financially involved, I also want to make certain that we can do certain improvements in the future. I spoke with Bob Kassne at Town Hall and he suggested that I write to you explaining our plans, and that you would advise. For openers, if I buy the parcel, I would immediately renovate and repair the outbuilding so it could be used as a workshop, though I would be cramped for a while. The plan for the house, since it is a historical one, would be to accurately restore it over a period of time; i.e., we would reference available historical records to determine its original appearance, etc. What I want to be sure of is that, when I am ready to, that I will be able to go forward with my plan to build another, larger building either ,behind or east of the small existing outbuilding? The new building, measuring about 30x40 or, perhaps, 35 x 40 ft., would become my shop. I also need to know whether there are any restrictions or prerequisites re: parking. There is ample space for parking both behind the planned-building location and between house and existing outbuilding. Those spaces can be made accessible via driveways from both Main Road and the road alongside the Highway Dept. property, if the latter is permissible. Since I would like to make a decision on this as soon as practical, I respectfully request a prompt reply. FYI, should you need to talk to me from now until 7/31, I can be reached at 734-7619.
