Project name: Harbes Family Winery SCTM#: 1000-120-1-4 & 112-1-7.1
Location: The northwest corner of Sound Avenue and Hallock Avenue in Mattituck
Description: This site plan is for the addition of retail winery and wine production
facilities to an existing farm stand using existing buildings on site. In
addition, the site provides existing parking of 28 spaces and provides
new parking of 46 spaces along with a new loading area for trucks. The
overall property is 15.61 acres in the A-C Zone.
Status: Application sent to the Suffolk County Planning Department for
comment.
Action: Review SCPC comments. The Board requested comments back from
the SCPC prior to making a determination on the width of the R.O.W.
known as Hallock Lane.

Project name: Seven Eleven, Mattituck SCTM#: 1000-142-1-27
Location: Located on the n/e corner of Factory Avenue & NYS Route 25, Mattituck.
Description: This site plan is to convert an existing 1,950 sq. ft. gas
station/convenience store and add a 685 sq. ft. addition, having a total of
2,635 sq. ft. for a retail use (convenience store) on a 24, 829 sq. ft. parcel
in the Business Zone.
Status: The Zoning Board of Appeals denied variances requested by the
applicant and the applicant has now submitted amended plans that do
not require variance relief for review.
Action: Up-date the Planning Board and review the plans. Request that the
Planning Board consider accepting the application for review and begin
the referral process.

Project name: Karen Mazzaferro SCTM#: 1000-63-1-12
Location: 1450 Horton's Lane, on the east side of Horton’s Lane, in Southold
Description: This proposed standard subdivision is to subdivide a 4.28-acre parcel
into 3 lots, where Lot 1 equals 41, 994 sq. ft., Lot 2 equals 43,631 sq. ft.,
and Lot 3 equals 90, 023 sq. ft, in the R-40 Zoning District.
Status: Open
Action: Review comments from external and internal departments/agencies.

Location: 1720 Hobart Road, Southold
Description: This is a standard subdivision to subdivide 95,846 sq. ft. into two lots
where Lot One is 41,280 sq. ft. and Lot Two is 54,074 sq. ft. in the R-40
Zoning District.
Status: Sketch Plan Review
Action: Review sketch plan and consider granting conditional sketch approval.

Location: The property is located on the n/s/o Main Bayview Road, 300.21' e/o
Midland Parkway in the Agricultural Conservation Zoning District (A-C) in
Southold.
Description: This proposal is to subdivide a 14.1529-acre parcel in the A-C zone into
five lots where Lot 1 equals 49,652 s.f., Lot 2 equals 41,302 s.f., Lot 3
equals 42,550 s.f., Lot 4 equals 41,056 s.f. and Lot 5 equals 410,845 s.f.
and includes a 40,944 s.f. building envelope and 369,901 s.f. of
preserved area.
Status: Conditional Preliminary
Action: Review revised R&M Agreement.
