BINGHAM (formerly JACQUELINE MAURA SULLIVAN) 300 East 54th Street, New York, NY 10022 DISTRICT SECTION BLOCK LOT 0 12 „ 21 20 party of the first part,and DANIEL J. BINGHAM and JACQUELINE M. BINGHAM, his wife, 300 East 54th Street, New York, NY 10022 party of the second part, WITNESSETH, that the party of the"first part, in consideration of dollars paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being a.tNassau Point or Little Hog Neck, Town of Southold, Suffolk County, New York, known and designated as Lot No. 352 on a certain map entitled, "Map of Section D, Nassau Point Club Properties, Inc . , situate on Nassau Point, Suffolk County N.Y. , " surveyed March 24 , 1926 by Otto W. Van Tuyl , C.E. , and Surveyor, Greenport, New York and filed in the Office of the Clerk of Suffolk County as Map No. 806 , which said lot is more particularly bounded and described according to said map as follows : DISTRICT BEGINNING at a point on the southeasterly side of Old Cove Road 1000 (now known as Vanston Road) at the point where the dividing line between Lots 351 and 352 on the aforesaid map intersects the said SECTION southwesterly side of Old Cove Road; RUNNING THENCE south 48 degrees 11100 07 minutes 00 seconds east and along said dividing line, 227 feet to the dividing line between Lots 352 and 353 on the aforesaid map; BLOCK THENCE south 46 degrees 38 minutes 00 seconds west and along the 0600 last mentioned dividing line , 90 . 25 feet to the dividing between Lots 352 and 353 on the aforesaid map; THENCE north 52 degrees LOT 19 minutes 00 seconds west, and along the dividing line between 002-002 Lots 352 and 353 , 200 feet to the southwesterly side of Old Cove Road; THENCE north 31 degrees 10 minutes 30 seconds east and along the southwesterly side of Old Cove Road, 106 . 5 feet to the point or place of BEGINNING. The grantor herein acquired title by deed recorded in Liber 10647 cp. 533 . TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever,except as aforesaid. AND the party of the-first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first Part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
