Proposed Wetland Permit for SPIRO GEROULANOS
SCTM#104-9-13
Cutchogue Harbor Wetlands is a Critical Environmental Area and a Significant Fish and
Wildlife Area.
SPIRO GEROULANOS requests a Wetland Permit to install an in-ground swimming pool,
terrace, retaining wall, and new lawn area. Located: 2130 Broadwatcrs Rd., Cutchogue.
SCTM# 104-9-13.
On February 21, 2008 the applicant agent verbally indicated that a pool de-watering drywell will
be added to the site plan.
The proposed action has been reviewed to Chapter 268, Waterfi'ont Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to ~ne, it is my recommendation
that the proposed action is generally CONSISTENT with the Policy Standards and
therefore is CONSISTENT with the LWRP provided the following recommendation is
implemented:
To meet § 275-11. Construction and operation standards of the Southold Town Code (below)

Critical enviromnentai areas. At the discretion ol'the Board of Trustees, any
operations proposed in critical enviromncntal areas (§ 275-2) may be subiect to more
stringent requirements than detailed in this section. Such requirements may include,
but are not linfited to, denial of certain operations, shortening or reducing the size of
structures, and increasing the width of non-disturbance buffers.
And to further Policies 5, Protect and improve water quality in the Town of Southold and 6.3
Protect and restore tidal and freshwater wetlands, item D which states (Provide adequate buffers
between wetlands and adjacent or nearby uses and activities in order to ensure protection of the
wetland's character, quality, values, and functions) it is recommended that the Board:
1. Require a minimum 50' non-disturbance, vegetated buffer landward of the edge
of wetlands with consideration for the boat storage area and access path.
2. Determine the drainage in relation to the patio, retaining walls and site
topography and require on-site improvements (if necessary) pursuant to Chapter
236 Stormwater Management.
3. Require the installation of erosion control structures during site work
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing
its written determination regarding the consistency of the proposed action.

assessment is intended to supplement olher information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Pertnitx
and other ministerial permitx not located within the ('oastal Erosion Hazard Area.
Before answering the questions in Section C, the preparer of this form should review the exempt
ntinor action lisl, policies and explanations of each policy contained in the Toxin of Southold Local
Waterfront Revitalization Program A proposed action will be evaluated as to its significant
beneficial and adverse effects upon the coastal area (which includes all of Southold Tovm).
If any question in Section C on this form is answered "yes", then the proposed action may affect the
achievement of the LWRP policy standards and conditions contained in the consistency review law.
Thus, the action should be analyzed in more detail and, if necessary, modified prior to making a
detenmnation that it is consistent to the maximum extent practicable with the LWRP polio,
slandards and conditions. If an action cannot be certified as consistent with the LWRP policy
standards and conditions, it shall not be undertaken.
