Request for Wetland Permit for Pat Vardaro
SCTM# 35-5-22
PAT VARDARO requests a Wetland Permit to remove 70' of existing timber bulkhead and
replace in-place with new vinyl seawall. Dredge 40 cy. from no further than 10' seaward of new
wall to restore existing depth of-4 ALW. Install 4'X 6' cantilevered platform and 16' aluminum
gangway to access existing 5'X 40' floating dock. Located: 1210 Wiggins Lane, Greenport.

The in/kind replacement of and/or removal and disposal of existing timber bulkhead is an exempt
Minor Action and not subject to LWRP review pursuant to Chapter 268-3; Items A and B of the
Town of Southold Town Code, which states:
"Replacement, rehabilitation or reconstruction of a structure or facility, in kind, on the same
site, including upgrading buildings to meet building or fire codes, except for structures in areas
designated by the Coastal Erosion Hazard Area (CEHA) law where structures may not be
replaced, rehabilitated or reconstructed without a permit ".
In addition, the applicant proposes to dredge in front of bulkhead to below 4-.0' ALW. This
action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation
that the proposed action is generally CONSISTENT with the Policy Standards and
therefore is CONSISTENT with the LWRP provided that:
To further support the LWRP and the policies~ assess the feasibili ,ty of the
installation of a silt boom/turbidi~, screen to be employed during dred~_ino_ to
minimize turbidity in the water column.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing
its written determination regarding the consistency of the proposed action.

INSTRUCTIONS
All applicants for permits* including Town of Sou/hold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Sou/hold Waterfxont Consistency Review Law. This
assessment is intended to supplement o/her information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
Before answering the questions in Section C, the preparer of this form should review the exempt
minor action list, policies and explanations of each policy contained in/he Town of Southold Local
Waterfront Revitalization Program. A proposed action will be evaluated as to its significant
beneficial and adverse effects upon the coastal area {which includes all of Sou/hold Town).
If any question in Section C on this form is answered "yes" or "no",/hen/he proposed action will
affect/he achievement of/he LWRP policy standards and conditions contained in the consistency
