ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

of New York, bounded and described as follows:
BEGINNING at a monument set on the southerly line of Main Road at a point
50 feet easterly along said line from the northeasterly corner of Old Buyring
Ground; running thence four (4) courses, as follows:
1. South 430 53' East 584.3 feet to a monument; thence
2. North 770 20' East 126.45 feet to a monument; thence
3. South 480 15' East 231.5 feet to a monument; thence
4. South 590 15' East about 150 feet to a monument at or near the shore of Eugene's
Creek;
THENCE southwesterly along said shore of Eugene's Creek 50 feet, more or
less, to an iron pipe set near the edge of the meadow;
TAX MAP THENCE along other land of said Sterling, through a line of stakes and
DESIGNATION pipes, South 750 03' West 630 feet, more or less, to a locust stake set on the
Dist. 1000 easterly line of Harbor Lane 14.7 feet northerly along said line from a concrete
monument at an angle in said line;
Sec. 097.00 THENCE along said easterly line of Harbor Lane, North 330 43' West 518.44
feet to a concrete monument at the southwesterly corner of Old Burying Ground;
Blk. 06.00 THENCE northeasterly along said Old Burying Ground to the southeasterly
corner thereof;

of Main Road;
THENCE northeasterly along said southerly line of Main Road, 50 feet to
the point of beginning. Containing 6.9 acres, more or less.
TOGETHER WITH all right, title and interest of the party of the first part
in said Main Road and Harbor Lane abutting the premises to the center lines thereof.
ALSO all right, title and interest of the party of the first part in said
Eugene's Creek abutting the premises.
SUBJECT TO right-of-way reserved in deed of Linnaeus Allen and Elsie H.
Allen, his wife, to R. Warren Sterling and Adele H. Sterling, his wife, dated March
5, 1943, and recorded in the Suffolk County Clerk's Office in Liber 2275 of deeds
at page 141.
SUBJECT to the rights of present tenants.
BEING and intended to be the same premises conveyed to the party of the.
