Attachments: Draft Resolution, LWRP Report 4:30 p.m. Special Meeting Applications: Site Plans Project name: Reiter’s Seven Acre Farm SCTM#: 1000-45-5-2 Location: 69700 NYS Route 25, Greenport Description: This site plan is to provide outdoor storage areas for a contractor's yard having construction equipment, materials and fill with a single-family residence on a 7-acre parcel in the LIO Zoning District. Status: Site Plan Action: Review BOT memo and draft letter. Recommend for the Planning Board to request a revised survey based on the BOT flagged wetland line. Attachments: Memo from BOT and Draft Letter Project name: North Fork Self Storage SCTM#: 1000-96-1-1.2 Location: 115 Commerce Drive, on the west side of Commerce Drive, approximately 475 feet south from Corporate Road, in Cutchogue Description: This site plan is for the construction of a 23,490 sq. ft. self-storage building on a 47,166 sq. ft. parcel in the Light Industrial Zoning District. Status: Final Approval Action: Review Draft Resolution Attachments: Draft Resolution Planning Board Work Session Agenda Page Two June 1, 2009 Subdivisions Project name: Joseph Battaglia SCTM#: 1000-64-3-3 Location: 1720 Hobart Road, Southold Description: This is a standard subdivision to subdivide 95,846 sq. ft. into two lots where Lot One is 41,280 sq. ft. and Lot Two is 54,074 sq. ft. in the R-40 Zoning District. Status: Sketch Plan Review Action: Review sketch plan and review draft resolution for Building Permit. Attachments: Draft Resolution Project name: Ghassemi, Sy & Catherine 2006 SCTM#: 1000-31-1-1 Location: The property is located on the north side of NYS Route 25, approximately 831 feet west of Rocky Point Road, in East Marion. Description: This proposal is for a conservation subdivision to subdivide 31.0137 acres into four lots where Lot 1 equals 25.7355 acres, from which the Development Rights are proposed to be sold to Suffolk County for the purpose of farmland preservation, Lot 2 equals 2.379 acres, Lot 3 equals 2.6488 acres and Lot 4 equals 1 acre, in the R-80 Zoning District. Status: Conditional Final Action: Conditions have been satisfied – review resolution for Final Approval. Discuss performance bond estimate requirement. SCTM#: 1000-94-3-1.3 2008 Location: 53' west of Elijah's Lane on the north side of Oregon Road, 3305 Oregon Road, Mattituck Description: This proposed conservation subdivision is to subdivide a 12.5056 acre parcel into two lots. Lot 1 equals 2.5056 acres (with existing residence and Development Rights intact). Lot 2 equals 10 acres from which The Town of Southold purchased the Development Rights in March 2007 for the purpose of farmland preservation. Status: Sketch Approval Action: Grant Final Approval Attachments: Draft Final Resolution Planning Board Work Session Agenda Page Three June 1, 2009 Project name: Sterling Harbor Inc. at Bayview SCTM#: 1000-88-2-15 Location: The property is located on the n/s/o Main Bayview Road, 300.21' e/o Midland Parkway in the Agricultural Conservation Zoning District (A-C) in Southold. Description: This proposal is to subdivide a 14.1529-acre parcel in the A-C zone into five lots where Lot 1 equals 49,652 s.f., Lot 2 equals 41,302 s.f., Lot 3 equals 42,550 s.f., Lot 4 equals 41,056 s.f. and Lot 5 equals 410,845 s.f. and includes a 40,944 s.f. building envelope and 369,901 s.f. of preserved area. Status: Conditional Preliminary Approval Action: Review Ag. Open Space Easement additional language, review Draft Final Resolution to grant Final Approval. Attachments: Draft Final Resolution, Ag. Open Space Easement Project name: Nadherny, Thomas & Patricia SCTM#: 1000-70-5-34 & 35 Location: 1025 Pine Neck Road, Southold, 1175 feet West of Oaklawn Avenue. Description: This lot line change is to accommodate a side yard set-back requirement of 15 feet for the R-40 Zone. The existing house on SCTM#1000-70-5-34 sits on the property line of the adjacent parcel, SCTM#1000-70-5-35. Both lots are owned by the Nadherneys. In order to accommodate a requested second floor addition on the existing house, the ZBA has granted a side yard setback variance conditioned upon Planning Board approval of a lot line change which would create a 9 foot side yard set- back for the eastern side yard of SCTM#1000-70-5-34. Both lots would remain conforming in overall lot size for the R-40 Zone. Status: Conditional Final Action: Grant Final Approval. Attachments: Draft Final Resolution Project name: Zuckerberg, Lloyd P. SCTM#: 1000-86-1-10.9 Location: Southwest corner of Wells Road and State Route 25 in Peconic, 2350 Wells Road, Peconic Description: This proposal is for an 80/60 clustered conservation subdivision on 32.83 acres of land. Lot 1 equals 65,562 sq. ft., Lot 2 equals 77,694 sq. ft., and Lot 3 equals 29.5416 acres and is proposed to be preserved through a Sale of Development Rights to the Town of Southold.
