Woodhouse, Chair Town of Southold Planning Board From: Mark Terry, Principal Planner LWRP Coordinator Date: September 27, 2007 Proposed Site Plan for Brewer Yacht Yard Pavilion at Greenport SCTM# 1000-43-3-2 The subject site plan was reviewed on May 8, 2007 to the Local Waterfront Revitalization Program under The Board of Trustee review. The Board of Trustees issued a permit for the proposed action on May 16, 2007 (attached) and determined that that the proposed action is consistent xvith the Local Waterfront Revitalization Program. Box 447 Greenport, NY 11944 RE: BREWER YACHT YARD AT GREENPORT 500 BEACH ROAD, GREENPORT SCTM# 43-3-2 Dear Mr. Samuels: The Board of Town Trustees took the following action during its regular meeting held on Wednesday, May 16, 2007 regarding the above matter: WHEREAS, Alpha Consulting on behalf of BREWER YACHT YARD AT GREENPORT applied to the $outhold Town Trustees for a permit under the provisions of Chapter 275 of the Southo[d Town Code, the Wetland Ordinance of the Town of Southold, application dated April 13, 2007, and, WHEREAS, said application was referred to the Southold Town Conservation Advisory Council and to the Local Waterfront Revitalization Program Coordinator for their findings and recommendations, and, WHEREAS, the LWRP Coordinator recommended that the proposed application be found Inconsistent with the LWRP, and, WHEREAS, the Board of Trustees has furthered Policy 6 of the Local Waterfront Revitalization Program to the greatest extent possible through the imposition of the following Best Management Practice requirements: installation of gutters and drywells to contain water runoff, and a line of staked hay bales is placed down prior to construction, and, WHEREAS, a Public Hearing was held by the Town Trustees with respect to said application on May 16, 2007, at which time all interested persons were given an oppor[unity to be heard, and, WHEREAS, the Board members have personally viewed and are familiar with the premises in question and the surrounding area, and, WHEREAS, the Board has considered all the testimony and documentation submitted concerning this application, and, WHEREAS, the structure complies with the standards set forth in Chapter 275 of the Southold Town Code, WHEREAS, the Board has determined that the project as proposed will not affect the health, safety and general welfare of the people of the town, NOW THEREFORE BE IT, RESOLVED, that for the mitigating factors and based upon the Best Management Practice requirement imposed above, the Board of Trustees deems the action to be Consistent with the Local Waterfront Revitalization Program pursuant to Chapter 268-5 of the Southold Town Code, and, RESOLVED, that the Board of Trustees approve the application of BREWER YACHT YARD AT GREENPORT to construct a 25'x45' open-air pavilion with pea gravel floor, with the condition that gutters and drywells are installed to contain the roof run-off and a line of staked hay bales is placed down prior to construction, and as depicted on the site & parking plan prepared by Daniel S. Natchez and Associates, Inc., dated August 26, 2003, and revised by Alpha Consulting, dated April 5, 2007. Permit to construct and complete project will expire two years from the date the permit is signed. Fees must be paid, if applicable, and permit issued within six months of the date of this notification. Inspections are required at a fee of $50.00 per inspection, (See attached schedule.)
