The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department as well as the records available to me, it is my determination that
the proposed action is CONSISTENT with the Policy Standards and therefore is
CONSISTENT with the LWRP.
Pursuant to Chapter 268, the Planning Board shall consider this recommendation in preparing its written
determination regarding the consistency of the proposed action.

existing accessory garage to storage of 470 sq.ft, with 15 parking spaces provided and 3
spaces land banked on 23,320 sq.ft, parcel in the HB Zone located approximately 653'

Description of Action:
The applicant is submitting this site plan at the direction of the Town Planning and Building Deparanant to secure a new certificate of
occupancy for the subject property, which is already developed. In advance of this submission the applicant has met with representatives
nf the Town's Pinnmng Department and Architectural Review Committee in an effort to perfect the quality of this subnnssmn.
The existing building on site has a conforming certificate of occupancy for residential, retail and office use. The applicant proposes to
convert these uses to a single conforming office use to accommodate the operation of a regional nonprofit environmental conservation
and community planning organization known as Group for the East End.
The applicant is not proposing any structural changes to the existing building and has proposed no additional clearing, grading, or paving
or substantive modification to the property.
In an effort to conform to the parking requirements of the Southold Town Code, the applicant is proposing the delineation of the required
number of spaces on the site's existing pervious parking area and a small linear grassed area along the rear yard of the property. The
applicant is also proposing to install an evergreen landscape buffer (comprised of native plant species) to afford additional visual
screening for residents of the apartment complex located to the north of the subject property.
The applicant has also designated 3 additional "landhanked" parking stalls to demonstrate additional parking capacity on the site. The
applicant will install and ADA compliant handicapped parking area as part of the project and will replace the site's existing cesspool with
a conforming sanitary sewage disposal system. An application for approval of the new system has been submitted to the Suffolk County
Deparanant of Health Services.
