WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot No. 16 as shown on a certain map entitled, "Map of Oregon
View Estates' and filed in the Office of the Clerk of Suffolk County on April 4,
1975 as Map No. 6241, which said lot is more particularly bounded and described
according to said map as follows:
BEGINNING at a point on the easterly side of Gold Spur Drive at the extreme northerl
end of the curve connecting the easterly side of Gold Spur Drive with the northerly
side of Horseshoe Drive;
RUNNING THENCE North 38 degrees 16 minutes 15 seconds East along the easterly side
Gold Spur Drive 145 feet;
THENCE South 51 degrees 43 minutes 45 seconds East 262.00 feet;
THENCE South 56 degrees 23 minutes '20 seconds West 193.43 feet to the northeasterly
side of Horseshoe Drive;
THENCE westerly along the northerly side of Horseshoe Drive along an arc of a curve
bearing to the left having a radius of 279.26 feet and a length of 88.31 feet;
THENCE South 51 degrees 43 minutes 45 seconds West along the northerly side of
Horseshoe Drive 90 feet;
THENCE northerly along an arc of a curve bearing to the left having a radius of
25 feet and a length of 39.27 feet to the point or place of BEGINNING.
EXCEPTING therefrom the northwesterly 25 feet by 100 feet as reserved by the map
developer for future street dedication.
BEING AND INTENDED TO BE the same premises conveyed to Marie A. DeLalla as
surviving joint tenant by deed dated December 19, 1985 and recorded in the Suffolk
County Clerk's Office on January 6, 1986 in Liber 9949 of conveyances at page 323.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION
Dis11000 AND the party of the first part covenants that the party of the first part has not done or suffered anything
s«.095.00 whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration

first to the payment of the cost of the improvement before using any part of the total of the same for any other
