Road) where the division line between Lots 4 and 5 on the above mentioned map
intersects the Southwesterly side of Haywaters Road;
RUNNING THENCE South 54 degrees 50 minutes 10 seconds East along the
Southwesterly side of Haywaters Road 65.0 feet to the division line between Lots

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD

PARCEL II
ALL that certain part of lot, piece or parcel of land situate, lying and
being in the Town of Southold, County of Suffolk, State of New York, shown and
designated as and by the Westerly 1/2 Lot 31 on certain map entitled "Subdivision
Map of Peconic Bay Properties, Inc." and filed in the Suffolk County Clerk's
office on 4/15/1933. under. the Map No. 786 which said part of lit is more
particularly bounded and described as follows:
BEGINNING at a point on the Northeasterly side of Haywaters Road where the
division line between Lots 31 and 30 on the above mentioned map intersects the
Northeasterly.side of Haywaters Road.
RUNNING THENCE North 35 degrees 09 minutes 50 seconds East along said last
mentioned division line 60 feet more or less to Haywaters Cove;
THENCE Southeasterly along the ordinary highwater mark of Haywaters Cove
37 feet more or less;
THENCE South 35 degrees 09 minutes 50 seconds West 57 feet more or less to
the Northeasterly side of Haywaters Road
THENCE North 54 degrees 50 minutes 10 seconds West along the Northeasterly
side of Haywaters Road 37.50 feet to the point or place of BEGINNING.
The above premises being the same premises conveyed by deed dated June 18,
