WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
dist or successors and assigns of the party of the second part forever,
1000 ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

06.00 BEGINNING at a point on the eastelry line of a right of way commonly known as
lot Door parr, Road; which point of beginning is the following courses and distances

the southerly line of land formerly of Charles Schindler;
1. Easterly along the southerly line :of land formerly of Charles Schindler
1468.26 feet to the northwest corner of land of Klaus Beier;
2. South 22 degrees 30 minutes 00 seconds East along the land of Klaus Beier
and also across a right of way commonly known as Miller's right of way 33.67 feet
to a monument set at the intersection of the easterly line of aforesaid Miller's
right of way;
3. South 22 degrees 30 minutes 00 seconds East along the easterly line of
said Deer Path Road 325.00 feet;
/ RUNNING THENCE from said point of beginning North 67 degrees 30 minutes East 150.1

THENCE South 28 degrees 07 minutes 50 seconds East 438.04 feet to a point in
the northerly line of Mattituck Creek;
THENCE southwesterly along Mattituck Creek on a tie line course of South 58
degrees 22 minutes 38 seconds West 122.47 feet to a point in the Easterly line
of land now or formerly of W.H. Wertenberg; THENCE northerly and westerly the
following courses and distances:
1. North 22 degrees 32 minutes 20 seconds west 343.01 feet to a monument;
2. South 67 degrees 30 minutes 00 seconds west (this course also being along a
right of way over the land now or formerly of W.H. Wertenberg) 71.82 feet:
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
THENCE North 22 degrees 30 minutes 00 seconds west along aforesaid Deer Path Road
112.34 feet to the point or place of BEGINNING.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written. BEING AND INTENDED TO be the same premises conveyed to the party of the fir:
