Tf?ICT A 1GN S_ C}: FM party of the first part,a 12 17 21 20 MARTIN SIDOR, JR. and FRANCES SIDOR, his wife, both residi.ng.at Peconic Bay Boulevard, Mattituck, New York 11952, as tenants in ccamton without right of survivorship, party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of lite second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, DIST. lying and being in the hamlet called Oregon, north of Mattituck, in Southold Town, 1000 Suffolk County, New York, described on Schedule A attached hereto and made a part hereof. SEC. 100.00 BLOCK 04.00 LOT 004.000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties' whenever the sense of this indentpre so requires. TO MARTIN SIDOR, JR. and FRANCES SIDOR ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the hamlet called Oregon, north of Mattituck in Southold Town, Suffolk County, New York, described as follows: COMMENCING at a point on the south line of North Road (Oregon Road) at the northeast corner of the premises herein described and running thence southerly along lands now or formerly of Russell Tyler to a point; thence easterly along the south line of lands of Tyler to a corner in Tyler's lands; thence southerly along lands of Tyler and along lands of Deerkoski to a point; thence easterly along the south line of Deerkoski's lands to a point; thence southerly still along lands of Deerkoski to lands of the County of Suffolk; thence westerly along said lands of the County of Suffolk to a point; thence southerly along the west line of lands of Suffolk County to the Middle Road; thence westerly along the Middle Road to lands of Frank Sidor; thence northerly along the east line of lands of Frank Sidor and continuing northerly through lands of the Estate of Martin Sidor on a straight line to lands of John Sidor; thence northerly along lands of John Sidor and lands of Allyn Tuthill to the south line of the North Road and thence easterly along the south line of the North Road to the point of beginning (containing an area 62 acres, more or less) . BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated June 14, 1966 and recorded at the office of the Clerk of the County of Suffolk on June 14, 1966 in Liber 5973 of conveyances at Page 385.
