by the Surrogate's Court of Suffolk County, New York on and by virtue
of the power and authority given by Article 11 of the Estates, Powers and Trusts Law, and in conside. ion of
TWO HUNDRED SIXTEEN THOUSAND FIVE HUNDRED ($216,500.00) ' dollars,
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyingandbeingimtkm at Fleet's Neck, Cutchogue, Town of Southold, Suffolk County and State
of New York and being more particularly bounded and described as follows:
BEGINNING at a point on the easterly line of a certain 30 footsright of way hereinafter
described at the southwesterly cogner of Lot No.l shown on "Map of Property of M.S. Hand'
filed in Suffolk County Clerk's Office as Map No. 730;
RUNNING THENCE along land now or formerly of Harry Annabel North 72 degrees 11 minutes 3(
seconds East, 237 feet, more or less,tonordinary highwater mark of Eugene's Creek;
TANCE Southerly along said EugerAs Creek, 125 feet;
THENCE along other land now or formerly of Harry Annabel South 69 degrees 56 minutes West
205 feet, more or less to an iron pipe set on the easterly line of said 30 foot right of

THENCE along the easterly side of said right of way North 11 degrees 16 minutes 20 secont
West, 125.00 feet to the point of BEGINNING.
TOGETHER WITH a non—exclusive right of way 30 feet in width over land formerly of Harry
Annabel running from the southwesterly corner of premises hereinabove described northerl,
along the westerly line of said premises and its extension northerly to Stillwater Avenut
a distance along said line of 231.89 feet, the easterly line of said right of way being*
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises,,:and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
