WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release Curio the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iAAJM at Mattituck, Town of Southold, County of Suffolk and State of
New York, known and designated as part of Lot No. 14 on a certain map entitled,
"Map of Captain Kidd Estates," filed in the Office of the Clerk of the County of
Suffolk on January 19, 1949 as Map No. 1672, which said part of lot is bounded
and described as follows:
BEGINNING at a point on the southeasterly side of Sound Beach Drive where the
division line between Lots 14 and 15 as shown on aforesaid map intersects same,
said point being distant 451.22 feet southwesterly from the westerly end of the
curve connecting the southwesterly side of Inlet Drive with the southeasterly
side of Sound Beach Drive;
RUNNING THENCE along aforesaid division line between Lots 14 and 15, South 380
00' East 150.00 feet to a monument;
RUNNING THENCE South 520 00' West 100.00 feet to a monument;
RUNNING THENCE along the division line between Lots 13 and 14 as shown on afore-
said map, North 380 00' West 121.33 feet to a monument on the southeasterly
side of Sound Beach Drive;
RUNNING THENCE along the southeasterly side of Sound Beach Drive, North 360
00' East 104.03 feet to the point or place of BEGINNING.
SAID PREMISES being known as and by street address 735 Sound Beach Drive,
Mattituck, NY 11952; District 1000, Section 99, Block 1, Lot 26, Suffolk County.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first
part by deed dated October 25, 1978 and recorded on November 6, 1978 in the
Suffolk County Clerk's Office in Liber 8527, Page 310.
TOG(•:flI l?12 with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO IIAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in conq)liance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. -I
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
