BEGINNING at a point on the southerly side of Westview Drive distant 575.38
feet southerly, southwesterly and westerly as measured along the easterly,
southeasterly and southerly sides of Westview ,Drive, from the southerly
end of the curve which connects the easterly side of Westview Drive with
the southerly side of Brower Road, and from said point of beginning;
RUNNING THENCE South 20036'30" East a distance of 340 feet to the ordinary
h`_gh water mark of Mattituck Creek;
RUNNING THENCE along the ordinary high water mark of the Matticuck Creek
in a westerly direction a distance of 163 feet;
RUNNING THENCE North 12047'20" West a distance of 400 feet to the southerly
side of: Westview Drive;
RUNNING THENCE along the southerly side of Westview Drive north 71°42'40"
East a distance of 99.74 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE a portion of the premises as conveyed parties
of the first part by deed dated May 31, 1979 and recorded June 4, 1979
at Liber 8635, page 502 of the records of the Suffolk County Clerk.
"TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; 'TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part_ the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
LI'ust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
'The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires,
