or successors and assigns of the party of the second part forever,

State of New York, bounded and described as follows:
BEGINNING at a point on the Easterly side of Alvah's Lane, said point being
the following three (3) courses and distances from a reailroad monument marking
the intersection of the Easterly line of Alvah's Lane and the Southerly line
of the Long Island Railroad; (1) South 260 39' 20" East, 280.58 feet, (2)
South 290 14' 40" East, 487.44 feet, (3) South 250 44' 30" East, 222. 10 feet;
from said point of beginning running thence along land now or formerly of Joseph
Zaneski Estate North 67° 29' 30" East, 160.00 feet to land of Long Island
Vineyards, Inc. ; running thence along said land, South 250 44' 30" East, 91.00
feet; running thence along land of John Lademann South 67° 29' 30" West, 160.00
feet to the Easterly line of Alvah's Lane; running thence along siad line North
250 44' 30" West, 91.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated September 24, 1973 and recorded in Suffolk County Clerk's
Office in Liber 7497, Page 183.
RESERVING to the party of the first part, a life estate in the premises described

A TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as.a trust'fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same,first'to the paypien;,of the cost of the improvement before using any part of the total of the same for
any other purpose.; .
The word "party' shall be construed as if it read "parties" whenever the sense of this indenture so requires.
