WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever, her 50% interest as tenant in common in
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and
beingjc at Nassau Point or Little Hog Neck, Suffolk County, NY and known and
designated as Lots Nos Three Hundred and twenty-nine (329) and Three Hundred and
Thirty (330) on map entitled, "Amended Map A of Nassau Point, awned by Nassau
Point Club Properties, Inc. situated in Town of Southold, Long Island, N.Y. ,"
surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. & Surveyor, Greenport, N.Y. , and
filed in the Office of the County Clerk of Suffolk County, NY, August 16, 1922,
file no. 156; and each consisting of approximately 1 1/8 acres.
ALSO that certain lot, piece or parcel of land situate, lying and being in the
Town of Southold, County of Suffolk and State of New York and known and designated
IItP1RICT as lots numbers three (3) and thirty-four (34) on a certain map entitled, "Subdivision
1000 Map, Property of Walter C. Grabie, situate on Nassau Point, Peconic, N.Y." made
;EC1'ION by Otto W. Van Tuyl, March 29th, 1938 and filed in the Suffolk County Clerk's
Ill Office, April 29th, 1938 as Map No. 1257.
IL :.'K TOGEPIIER with all the right, title and interest of the party of the first part in

TOGETHER with all right, title and interest of the party of the first part of, in
and to land lying under water of Great Peconic Bay in front of and adjoining lot

It is understood and agreed between the parties hereto that this conveyance does not
convey any land lying under the waters of the Canal adjoining lot no. thirty-four
(34) .
BEING AND IN`1ENDM TO BE the premises described in deed to the party of the first part
by Deed dated 11/12/96 and recorded the the SC Clerk on 12/5/96 in Liber 11804 Page 779.
TOGETHER with all right, title and interest, if any,of the party of the fast part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incurnbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
