residing at 3275 Bay Avenue, Cutchogue, New York
party of the second part,
Witnesseth, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Hamlet of Cutchogue, Town of Southold, County of
Suffolk and State of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the easterly line of Skunk Lane (Bay Avenue) marking the
northwesterly corner of the premises herein conveyed and the southwesterly corner of land now
or formerly of M. Kujawski, which point is 335 feet, more or less, south of Leslie's Road;
running thence along said land now or formerly of M. Kujawski, north 55 degrees 20 feet 30
seconds east, 146.36 feet to a point; thence south 32 degrees 11 feet east, 100 feet to a
point; thence north 55 degrees 29 minutes 30 seconds east, 61 feet to a point; thence south
32 degrees 11 minutes east, 221.98 feet to a point on the northerly side of a 50-foot right
of way; thence along said right of way, south 53 degrees 26 minutes west, 78.90 feet to a
monument and land now or formerly of Anderson; thence along land of Anderson, north 32
degrees 11 minutes west, 99.01 feet to a point; thence still along land of Anderson, south 55
degrees 51 minutes 50 seconds west, 154.41 feet to a point on the easterly line of Skunk
Lane; thence along the easterly line of Skunk Lane, north 24 degrees 52 minutes 20 seconds
west, 187.48 feet to a point; thence still along the easterly line of Skunk Lane, north 29
degrees 00 minutes 40 seconds west, 39.39 feet to the point or place of BEGINNING.
The grantors herein convey a life estate in the subject premises to Veronica Tramaloni
for as long as she shall live.
BEING AND INTENDED TO BE the same premises conveyed to Veronica Tramaloni and Eleanor
Tramaloni by deed dated February 8, 1994 recorded on March 16, 1994 at Liber 11668 at cp.
783.
Together with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first part
in and to said premises; To Have and to Hold the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other
purpose.
