part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being jW& at Mattituck, Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at an iron pipe on the easterly line of Grand Avenue 21 /.:17 feet souiheriy
along said easterly line from the southeasterly line of said Grand Avenue, said
point of beginning being the southwesterly corner of land of Polyn; from said
point of beginning running along the last described land, N. 78 degrees 08 minutes
10 seconds E. 221 .35 feet to an iron pipe and land of Michalecko; thence along
said land of Michalecko, S. 12 degrees 40 minutes 30 seconds East 105.0 feet to
a monument; thence along land conveyed to Linville G. Farrow and Thelma K. Farrow
by deed dated June 29, 1963 and recorded on July 5, 1963 in Suffolk County Clerk' s
Office in Liber 5374 of deeds, Page 205, S. 78 degrees 07 minutes 20 seconds W,
224.51 feet to said easterly line of Grand Avenue; thence along said easterly line,
N. 10 degrees 56 minutes 40 seconds W. 105.0 feet to the point of beginning.
The grantor herein is the same person as the grantee in Deed recorded in Liber
5521 Page 447 on April 1 , 1964 at the Suffolk County Clerks Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
