WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beingintheCounty of Suffolk, at Mattituck, Town of Southold, New York, bounded and
described as follows:
BEGINNING at a point in the westerly line of a certain right of way made and
entered into between George B. Reeve and his wife, Florence B. Reeve and Phebe Hollister
by instrument dated November 23, 1906 and recorded in the Office of the Clerk of the
County of Suffolk on the 5th day of September, 1907 in Liber 629 at page 168 where the
said westerly line intersects the northerly line or side of a thirty foot right of way
running westerly therefrom, which and right of way has been established heretofore and
is now laid out and in use.
THENCE South 70 degrees 00 minutes 00 seconds West along the northerly side of
Tax Map
Designation wa said last mentioned rig y ht of 103.63 feet to a stone set in the easterly side of a
third right of way, which has been laid out and is now in use, extending northerly and
Dist. parallel with the first named right of way and one hundred feet westerly therefrom;
1000 THENCE North 4 degrees 46 minutes 50 seconds West along the easterly side of
said third mentioned right of way, 97.21 feet to stone monument which is set at the
Sec. intersection of the easterly side of said right of way and the southerly line of
property now or formerly of Kane and Krlis;
123.00 THENCE North 85 degrees 13 minutes 10 seconds East along the southerly line of
Blk. said lands of Kane & Krlis 100.00 feet to the westerly line of the first mentioned
right of way;
05.00 THENCE South 4 degrees 46 minutes 50 seconds East along the westerly line of the
Lot(s) first mentioned right of way (recorded in Liber 629 at page 168) 70.00 feet to the point
or place of BEGINNING.
014.000 TOGETHER WITH and SUBJECT TO the Right of Way granted by Liber 11776 cp 157 over
premises known as Suffolk County Tax Map 111000-123.00-06.00-024.001 and to the Right of
Way abutting the premises southerly and easterly to the nearest public highway.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by
Deed dated 4/1/75, recorded 4/2/75 in Liber 7818 page 494.
TOGETHER with all right, title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and Will hold the right to receive such consideration as a trust fiand
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above written.
